Country Walk of Port Orange is a small, single-family community within the City of Port Orange. It is nestled among 400 year-old Oak Trees yet is located only minutes away from the World-acclaimed Atlantic Ocean beaches that attract more than eight million tourists a year. The well kept homes, streets, beautiful Common Area lake and parks, make Country Walk a great place to live, relax and play.
The Country Walk subdivision is a community of 146 homes located within the City of Port Orange, Florida. It is nestled between Madeline Avenue (to the south) and Sauls Road (to the east). We are registered with the Florida Department of State, Division of Corporations, as a non-profit under the name of “Country Walk of Port Orange Homeowners Association Inc”.
Country Walk was established on June 14th, 1985. The subdivision encompasses more than 47 acres, of which more than 12 acres is considered "Common Area", or property designated for the enjoyment of all Country Walk Homeowners. Our neighborhood has two main city streets (Country Walk Drive and Country Manor Drive), one city cul-de-sac (Spring Oak Lane), along with 5 private cul-de-sacs (Fox Hunt Court, Gaveson Court, Gelding Court, Martingale Court, and Saddleback Court).
The business of the HOA is managed by a Board of Directors which is comprised of volunteer homeowners that are duly elected during an Annual Homeowners’ Meeting. Members of the Board of Directors will meet, from time to time, to discuss, analyze, and vote on matters relating to the operation of the subdivision. Their principal mission is to preserve and maintain the values and amenities of the community by administering and enforcing the covenants and restrictions. All meetings are open to all Country Walk Association Members.
Every Country Walk Association Member has the right to enjoy the Common Areas of Country Walk. However, this right may be revoked if the homeowner creates a disturbance or nuisance, non-payment of assessments, or other infraction of Country Walk rules. (Covenants & Restrictions, Article IV, (3)(g))
Country Walk Association Members are responsible and held accountable for the actions of their guests and/or renters. All rules and restrictions must be complied with by guests, renters, and non-members visiting the subdivision.

The Country Walk of Port Orange Annual Members' Meeting is held on the first Saturday in October. During this time, homeowners usually receive a review on what has been done within the community, updated Association finances, and any upcoming plans or projects. Members also have the opportunity to ask questions and elect the members of the Board of Directors.
From time to time, the Association may call for special membership meetings to discuss specific topics. These meetings are called on an as needed basis per the governing documents.
In order for our Association to run smoothly and efficiently, it depends on every homeowner contributing to the neighborhood funds. These “association dues” are paid in advance, every quarter, and are due on January 1st, April 1st, July 1st, and October 1st respectively. If desired, homeowners may pay the entire fiscal year in advance. As of this 01/01/2023, the association dues are $85 per quarter, or $340 per year.
Payments can be made by mail or online. No cash is accepted.
The Architectural Review Board’s primary duty is to approve buildings, fences, walls or other structures, including exterior additions and alterations. Residents must submit plans and specifications, or any other data and information, necessary to reach a decision of approval or disapproval. Decisions will include the consideration of the external design and the location in order to be in harmony with surrounding homes and properties. (Covenants & Restrictions, Article VI).
